Aside from being an attorney, I am a real estate principal broker licensed in the State of Oregon. When a buyer presents an offer to buy your house, the buyer is asking you to enter into a legal contract. There are pitfalls that can flow out of entering into such a contract.
Hence, the Oregon standard real estate contract form, a 10-page document fraught with complex legal terms, warns you that "neither listing or selling licensee is qualified to advise you on specific legal or title issues." I am qualified under Oregon law to advise you on each term of the offer, and counsel you in counter-offering with terms which protect you.
Fundamental to representing you is the duty to protect you from legal and financial harm. At Villa, that duty is underpinned by 25 years of legal experience in real estate transactions, in and out of court. When you retain Villa, each step of the sale of your house will be conducted with due diligence, skill, and care. Villa’s counseling, unobtainable from a non-attorney broker, is aimed at minimizing legal pitfalls which can naturally flow out of a any contract, during and after closure of escrow. Fees are a share of the sale commission which is not increased by retaining Villa.

SERVICES PROVIDED
Services in connection with transacting real property include:
• Provide you with the level of anonymity which you desire
• Retain a trusted real estate broker to list and market your property
• Modify a buyer's earnest-money offer to fit your preference
• Review and explain preliminary title reports
• Explain title defects that may interfere with gaining/passing clear title
Example. You retain Villa to sell a house. Villa retains a real estate brokerage to market and show the property, receive offers and present to me before proceeding. I will advise you in assessing offers, negotiating terms/contingencies, addressing contractual issues, and reviewing closing documents as you may desire. Similarly for a buyer of real property.
You will not be counseled to sign papers just to close the deal. Where there are issues, I will strive to salvage or cancel the deal, as you may instruct, without financial agony.
FEES
Under Villa Real Estate’s new model of transacting real estate, a seller/buyer of property with a fair market value of at least $400,000.00 obtains services from Villa, for fees paid out of the commission shared with other brokers in the transaction. Villa charges a fee of 1.5% of the sale price when Villa is representing a client selling a property "by owner" and the client is marketing the property.
